Is the land clean, and does this project have approval?
Land without approval is the biggest money trap in this area. No bank will give you a loan against it. The registry gets stuck. And when you try to sell later, the next buyer runs the same check you skipped, so your price falls.
You book a plot for ₹40 lakh and pay ₹8 lakh as booking money. Two months later the bank refuses your loan because the colony has no CLU approval. You cannot register it. You cannot sell it easily either. Your ₹8 lakh is stuck, and getting it back means years of chasing.
We check the papers before we show you the property. Title history, mutation records, GMADA or PUDA approval, CLU status, the RERA number and a loan-block check. You see the documents before you see the price.
A buyer comes to us with four plots he likes. We pull the records on all four. Two have a court case running. One has an incomplete mutation. We tell him to buy the fourth. He pays nothing until he has seen why — and the registry goes through without a single problem.
